Our Zero Contact Property Valuation solution was introduced during the COVID-19 pandemic for those looking to continue to provide mortgage funding for purchase and re-mortgage in both the mainstream residential and Buy To Let markets. It became clear that this was a service of equal use to homeowners and landlords and therefore we believe that these products are not just short term but will offer long term solutions.
A Zero Contact Property Valuation offers a similar level of data and accuracy as seen in many other types of physical valuation as it is enhanced and supplemented by the surveyor's in-depth understanding of the housing market within the locality.
By harnessing the power of the technology, we all have at our fingertips, this represents a significant step in the evolution of valuations within our industry.
All three products offered can be processed through an encrypted secure digital platform providing a full electronic audit trail. They will also benefit from Geolocation mapping through links to the title plan of the property direct from the Land Registry to ensure the correct property is valued.
We offer three types of Zero Contact Valuations:
Enhanced Remote Valuation
An Enhanced Remote Valuation is supplemented by a pre-valuation questionnaire and further augmented by relevant photo imagery. The valuation will be provided, using all of the information provided by a qualified surveyor with a local knowledge of the area and the housing types.
This valuation service is not suitable for:
Property: Listed and/or built before 1850, HMOs, more than five bedrooms, over one acre of land, agricultural conversions, non-traditional construction, estimated values over £1m outside M25 and £3m inside, leasehold property with less than 85 years remaining, self-builds, high rise local authority flats, properties outside lender's normal criteria.
Virtual Enhanced Valuation
A Virtual Enhanced Valuation is an internal and external video inspection provided by the homeowner with each step remotely directed and recorded by a Gateway Surveyor. This valuation is then supplemented by a pre-valuation questionnaire alongside the client providing photographs to support the virtual walk through of the property.
A valuation will then be prepared by a qualified surveyor with existing experience of the type of property and the locality and the report is then augmented by the visual information provided.
This valuation service is not suitable for:
Properties: Listed and/or built before 1850, HMOs, more than five bedrooms, over one acre of land, agricultural conversions, non-traditional construction, estimated values over £1m outside M25 and £3m inside, leasehold property with less than 85 years remaining, self-build, high rise local authority flats, properties outside lender's normal criteria.
Enhanced External Valuation
An Enhanced External Valuation is an inspection of the outside of the building from the front, sides and rear, where possible. This is undertaken by a qualified surveyor who already has experience and in depth understanding of the properties within the locality.
The surveyor will take pictures and, if needed, video of the external areas of the property to support a later analysis. This will then be supplemented by provided internal photographs and a completed pre-valuation questionnaire and the available information through relevant data sources.

Properties: where rear access is not available, listed and/or built before 1850, HMOs, more than five bedrooms, over one acre of land, agricultural conversions, non-traditional construction, estimated values over £1m outside M25 and £3m inside, leasehold property with less than 85 years remaining, self-build, high rise local authority flats, properties outside lender's normal criteria.
